Selling your home? I don't believe in generic step-by-step plans, I believe in tailored service. In a personal approach. After our first, non-binding meeting and a preliminary assessment of your home, you will receive a detailed sales proposal with a valuation of your property and commission quote. Would you like a fixed rate or would you prefer to agree on a percentage of the sales price? Let's discuss the options! Ultimately, our rates are always on a no cure no pay basis.

Free valuation:
This valuation will give you a clear idea of the current value of your house and the sales options.
Clear agreement:
I will draft the agreement that we will both sign, which contains all the (financial) agreements between us. This will prevent any unwelcome surprises during the sales process.
Legal, structural and environmental inquiries:
I will consult with the land registry, municipal organizations, the VvE association of owners, etc. in order to investigate all the legal, environmental and structural aspects of your home. In the meantime, you will collect all the necessary documents, such as the proof of title, any VvE documentation, floorplans, etc. Next, you will fill out the NVM-questionnaire, which answers the questions most frequently asked by potential buyers. We will then go through the inventory list together, to prevent any misunderstandings. On this list, you indicate which items will and will not remain in the house upon sale.
Professional photography, an appealing text and full brochure:
A professional real estate photographer will come to your home for a photo shoot and in the meantime, I will draft a description of the house that will be used for the brochure, the internet listing, etc.
We will print a stylish full color-brochure, containing all the relevant and specific details about your house.
Listing platforms, including Funda.nl, MVA.nl and francishelmig.nl:
Your property will be listed on several platforms, including Funda, MVA.nl and francishelmig.nl.
Efficient marketing tools
I will advise you on how you can put your own social networks to effective use toward the sale of your house. After all, your connections are important sales ambassadors.
You can participate in the Open House Route organized by, for example, NVM or MVA at least three times a year. Of course, you can also arrange your own open house.
I will put a noticeable FOR SALE sign or poster on your home. If you would rather not post a sign, this is not a problem.
Your home will be presented to my extensive network of active house-hunters and NVM colleagues via the NVM-intranet, the exchange system used exclusively by NVM real estate agents.
24/7 access to your file via intranet
You will have online access to your own file, 24 hours a day, 7 days a week. Viewings, feedback, negotiations... everything is available.
Viewings with potential buyers
You will be notified well in advance of scheduled viewings, and following the viewing I will report back to you both by phone and online.
During the viewing, viewers will be given ample opportunity to look around your home and explore the property.
Negotiations
I will handle the negotiations with the buyer. Of course, all steps will be discussed with you in advance.
Full service; before, during and after closing
Throughout the course of the sale, I will be available for all your questions and will keep you informed of how the sale of your home is progressing. Where necessary, we can always alter or tweak the approach. And if any interesting (new) advertising possibilities arise, I will let you know and give you my recommendations immediately.
I will join you for the signing of the purchase agreement at the civil-law notary's office. And on the day of completion, I will assist you during the final inspection and the signing of the deed of transfer.

A FEW IMPORTANT SALES TIPS
- KEEP IT NEAT!
Keeping your home clean, tidy and organized for viewings is crucial. Moreover, it's safe to assume that potential buyers will be looking inside your kitchen cabinets and other storage cupboards. Keep it neat: remove knick-knacks (temporarily) and make sure that all the rooms in the house are empty and uncluttered. - PETS
If you have pets, it's best to accommodate them elsewhere during viewings and to remove from sight all accessories (such as the litter box and food bowls). - CLEAN AND FRESH
Make your beds, declutter the kitchen countertops and make your bathroom sparkle! A clean, fresh house implies that your house is well-kept and maintained. Of course, this is important to buyers: it increases the value of your house. - ODD JOBS
Fix that leaky tap, jammed or squeaky doors and peeling wallpaper before you welcome potential buyers to your house for a viewing. Are some flaws too expensive or time-consuming to repair? Just remember that buyers may feel exactly the same way... - PEACE AND QUIET
Avoid the annoying noise of washing machines on spin-cycle and barking dogs during a viewing. Create a peaceful, welcoming home. Consider replacing bright, loud colors with natural tones or a neutral, bright finish. And don't forget tending to the garden: rake the leaves and mow the lawn. - STYLING
Is your decor outspoken? Please realize that when selling your home, it is a good idea to adopt a more neutral, modern look and feel. Of course, I would be glad to help you with the styling.
